Use your home to get your running costs paid
When Al-con has built the home of your dreams you can have the running costs paid by letting out your home whenever you are not using it yourself. This may sound like wishful thinking but it is true all the same.Letting out is easy
This statement might make you think that the market for letting out is so large that it would then be very hard to let out your home. Fortunately however this is not true at all due to the fact that the supply for good quality homes cannot keep up with demand.So despite the market for letting out in Turkey being fairly large, the market for well situated quality homes of a decent construction is not nearly enough to meet the demand – especially in the very much sought after high season!
If you own a home in Alanya or its environs and take into consideration the present demand for renting such homes, you will be able to let yours out for a minimum of 20 weeks every year. The income from this will cover both the running costs as well as any loan repayments in your home country.
The mathematics
A good quality home in the southern part of Turkey can be let out for at least 20 weeks every year.This will give you annual earnings corresponding to a return of 7 - 10 percent on the total amount invested in the home.
Running costs are for items like cleaning the pool, tending the garden, communal electricity payments etc. These costs will be around 45 – 65 Euro per month.
On top of this you will have to add insurance, which will be around 150 Euro per year, and the interest on any bank loan.
An example
Let us say that you have an apartment built for 70.000 Euro. This will give you approximately 100 m2 living area and use of a pool which makes it a very attractive prospect and therefore easy to let out.During the months of summer such a home will be lettable for 250 Euro per week which amounts to 5000 Euro in 20 weeks. That is equivalent to an 8 percent annual return on the investment.
Even if you then deduct your intitial expenses, the profit from letting out your home will still give a good return on the sum invested.
